Saadiyat Island has become Abu Dhabi’s defining address for waterfront living in one of the city's most sought-after luxury residential districts, where cultural institutions, resort hotels, and low-rise villas share the same shoreline.

Etihad Trusts invested in an ultra-premium waterfront residential asset on Saadiyat Island. We acquired a residence positioned directly on the coast, with a plot that steps down towards the sea and captures uninterrupted views across the Gulf.

The property occupies a prime waterfront position with direct sea views and a layout designed to maximise its relationship with the coastline. Generous reception areas, multiple bedroom suites, extensive outdoor terraces, and a range of leisure and wellness amenities place the residence firmly within the upper tier of Abu Dhabi's luxury residential market. The villa's scale and specification distinguish it from conventional residential stock and contribute to its long-term appeal among both local and international buyers.

For Etihad Trusts, the investment case was underpinned by more than the property's individual attributes. Etihad Trusts owns a variety of residential buildings within some of these integrated communities, reflecting its conviction that well-planned suburban districts will play an increasingly important role in the emirate’s growth.

Etihad Trusts has invested across a selection of residential assets within Abu Dhabi's emerging master-planned communities, including developments on Reem Island and Hudayriyat Island. The portfolio includes a mix of apartments, townhouses, and family-oriented residential properties situated within large-scale neighbourhoods designed around long-term population growth, integrated infrastructure, and high-quality public realm. These assets provide exposure to a broad residential catchment allowing the portfolio to benefit from multiple demand drivers across the capital's expanding urban districts.

Our investment thesis is centred on the belief that the strongest residential performance is increasingly found within fully integrated communities where housing, education, retail, recreation, and public amenities are planned together from the outset.

Grocery-Anchored Retail Centre

Frankfurt’s role as a financial centre has long supported a network of neighbourhood retail schemes that serve residents rather than visitors. The grocery-anchored retail centre held by Etihad Trusts sits in one such district: a 48,706 square foot property centred on a leading supermarket operator and a complementary mix of daily-needs tenants.

The building’s ground floor is dominated by the supermarket unit, which extends deep into the plot to provide a full-format store with generous aisle widths, clear sightlines, and back-of-house space sized for modern logistics. Alongside it, smaller units accommodate tenants such as pet supplies, pharmacy, or convenience services, creating a tenant mix that encourages repeat visits and supports the daily routines of the surrounding residential catchment. The configuration of units and circulation has been designed to make the centre straightforward to navigate, with clear frontage, wide pavements, multiple resting points, and straightforward access from both street and parking.

Above the retail, the property has the capacity to incorporate office, service, or light-usage space, giving it variable options and characteristics for mixed-use. The structure and servicing have been planned to allow for future adaptation of these upper levels. Long-term leases with anchors such as Lidl and Fresnapf have provided a stable income profile, underscoring the resilience of grocery-anchored assets even in changing retail environments.
